Five questions about Dubai’s 2026 market
Simple averages can mislead: if more cheap homes happen to sell this month, the average falls even when no home got cheaper. So each answer here compares like with like: homes in the same area, of the same type and with the same number of bedrooms.
Question 1
Are Dubai prices really falling?
Busiest areas: Jan–Mar vs Jul–Sep
| Area | Simple median | Like for like |
|---|---|---|
| Madinat Al Mataar | +9.8% | +3.0% |
| Jumeirah Village Circle | -5.1% | -4.3% |
| Dubai Land Residence Complex | -5.5% | -1.3% |
| Al Yelayiss 1 | +1.8% | -1.1% |
| Majan | -4.1% | -2.6% |
| Business Bay | -20.7% | -11.2% |
| Palm Deira | -10.5% | -3.1% |
| City of Arabia | +3.6% | +4.8% |
| Dubai Production City | +4.8% | -0.8% |
| Arjan | -1.8% | -1.0% |
| Jumeirah Village Triangle | -5.3% | -0.3% |
| Al Khairan First | 0.0% | +2.5% |
How this was measured
A fixed-effects regression of log(price per sq ft) on month, with one fixed effect per area × type × bedroom group, controlling for size and off-plan status. Each month’s coefficient is the like-for-like change compared with Jan.
Implemented with the within transformation (subtract each group’s mean, then least squares), which gives the same answer as one dummy variable per group.
Question 2
How much more do buyers pay for off-plan?
- Madinat Al Mataar+0%
- Jumeirah Village Circle+20%
- Dubai Land Residence Complex+72%
- Majan+64%
- Business Bay+46%
- Arjan+20%
- Dubai Production City+44%
- Jumeirah Village Triangle+31%
- Dubai Sports City+53%
- Motor City+72%
- Dubai Marina+39%
- Burj Khalifa+36%
How this was measured
Headline: the off-plan coefficient of the fixed-effects regression above (same area, type and bedrooms; controls for size and month).
By area: within each type + bedroom group with at least 15 off-plan and 15 ready sales, the ratio of median prices per sq ft, averaged across groups. New off-plan buildings also tend to be newer and better equipped, so the premium includes that.
Question 3
Do studios cost more per square foot?
- Studio+13%
- 1 BRbase
- 2 BR-2%
- 3 BR+0%
- 4 BR-14%
4-bedroom apartments: only 7 areas had enough sales.
How this was measured
For each area with at least 20 sales of both, the median price per sq ft of each bedroom count divided by the 1-bedroom median, averaged across areas (weighted by number of sales).
Question 4
Do bigger homes get a discount?
Apartments
-3.6%
per sq ft, 10% bigger
Villas
-3.9%
per sq ft, 10% bigger
How this was measured
The size coefficient (elasticity) of the same fixed-effects regression: log(price per sq ft) on log(size). Apartments: -0.38, villas: -0.414. 1.1 raised to that power gives the change for a 10% bigger home.
Question 5

| Damac City | Dubai Water Canal | 44 | 2,232 | -35% |
| Qasr Sabah I , II ,iii | Dubai Production City | 90 | 728 | -35% |
How this was measured
5-fold cross-validation grouped by project (GroupKFold), so a project is never in the data its prediction was trained on. The score is the median of actual ÷ predicted price over the project’s sales. Cross-validated median error: 9.9%.
A premium usually reflects things the data doesn’t contain: brand, views, finishing, amenities or payment plans. A discount can mean an older or smaller building, a weaker location inside the area, or unusual deals. This is a starting point for research, not a buy or sell signal.
All figures are statistics of past sales registered with the Dubai Land Department, not valuations or financial advice. For typical prices see the market page and each area page.
